A development application has been submitted to Sydney’s Bayside Council for approval to construct an AUD$130 million ‘gateway hotel’ at 210 O’Riordan Street, Mascot, comprising 12 storeys and 224 guest rooms.
The application has been lodged by a joint venture comprised of real estate investment group, Boston Global, in conjunction with investment management firm, Atlas Investment Corporation, and construction outfit, Hickory. Together, the Boston Atlas Hickory venture has identified an opportunity to develop the hotel just outside the entrance to Sydney Airport’s Domestic terminal.
Submitted plans show the hotel situated on a site at the corner of O’Riordan and Robey Streets in Mascot, intersecting Baxter Road and located 850 metres from the entrance to the airport precinct. The hotel, if developed, will sit across the road from Marriott International’s planned Moxy Sydney Airport which has now commenced construction.
Additional facilities at the proposed hotel will include a rooftop sky lounge with a restaurant and bar overlooking the airport runways and the Sydney CBD, with branding and advertising signage opportunities attached to the roof. Within the hotel itself will be a fitness centre and wellness facilities, conference and meeting rooms with ground floor retail options.
According to submitted documents, plans call for 128 King bed rooms, 72 Twin Double bedded rooms, 14 with Twin Queens and 10 with Accessible functionality. Rooms would feature from Levels 5-11 with conference space and other lounge and dining facilities from Ground to Level 4.

Construction timelines show plans for an 18-month build beginning in August 2022 and wrapping up in March 2024 in line with the anticipated return of pre-pandemic domestic and international travel volumes.
